Congratulationsto a local family in Lusby, Md. This well deserving family won the drawing yesterday for a 7 day vacation from CENTURY 21 New Millennium. The kids had fun day painting pumpkins, playing games, parade, trick or treating, playing with a the cute dogs dressed up in Halloween costumes. See our winning pooches “Max and Megan”dressed as Mickey & Minnie. My baby Pax (Golden Retrieve) had his skirt on too!This family almost brought tears to your eyes because of the true excitement of winning and a chance to get away together. Funny, dad, clearly smiling, waited till the end of the day and wouldn’t leave until all the drawing were done. GO Dad!

 St. Mary’s County News – Housing and Bedding Project for Pets

Winter is coming and St. Mary’s County needs your help providing shelter and bedding for animals to help provide a safe and warm environment over the cold winter. I received this media release today and wanted to share it with the local communities.  Media Release Via- St. Mary’s County Government

St. Mary’s Animal Welfare League  – Citizens are encouraged to donate pet bedding and houses to the St. Mary’s Animal Welfare League (SMAWL) and St. Mary’s County Department of Public Safety for distribution to households. (SMAWL) and Animal Control staff will be at Petco in California on Nov. 21 from 10:00 am to 2:00 pm to receive donations. Distribution of these donations will take place at a later date.

 St. Mary’s County Animal Control Regulations require outdoor pet houses meet the following standards:

Weather proof, keeping animals safe from rain, wind and snow

• Covered from direct sunlight

• Covered entrance, such as a flap or swinging door

• Structurally sound

• Elevated At least 2 inches off of the ground

• Dry bedding

Help the pets of St. Mary’s County by donating houses that are structurally sound and have the ability to be modified to fit the above regulations. Bedding that is dry, clean and approved by Animal Control is appreciated; examples include fabric bedding, hay, wood chips and blankets.

All donations will be received by St. Mary’s Animal Welfare League (SMAWL). If you are in need of bedding or a house for your pet this winter or would like to donate but are unable to drop off at Petco, please contact Animal Control at 301-475-8018. Southern Maryland Real EstateSouthern Maryland Real Estate and marketing and selling new construction is basically the same in all parts of the country. Marketing and selling new construction is an art in itself. Many clients cannot visualize the location, topography, home dimensions, lot size on a vacant land. In order to market a home lot package and new construction you need to be creative so a potential buyer can visualize the end product. I have been involved in new construction many times in my real estate career. Homes ranging from small first time home buyers to million dollar waterfront estates in Southern Maryland Real Estate area.

I wanted to share this video I found on YouTube. Southern Maryland Real EstateJosh Flagg on “The Million Dollar Listing”, BRAVO TV show. Josh Flagg one of the three young million dollar listing agents, went above and beyond the typical real estate marketing ideas of new home construction. Josh had a life size picture of the high end home and depicts the actual length of the proposed home. He staked the corners and placed the banner in the permitted house location. How about that for visualization?

The community he was trying to sell was an exclusive golfing community. So, what else? A bag of golfing clubs, green, tee and golf balls! Josh engaged the group to tee off. This created many emotions from, playfulness, confidence, enthusiasm, and pleasure. Josh put the group in a relaxed mood. This enabled visualization of living in the neighborhood as well as promoting the amenities. I don’t think anyone will ever forget this property viewing. The down side – Josh didn’t count on a great golfer! lol

I think Josh has this taken marketing real estate for new construction to a new level. In this competitive and challenging real estate market, we must step outside the box and think of a more creative and fun way to sell Southern Maryland Real Estate and new construction.

We Realtor’s know that this show doesn’t represent our industry in the proper perspective and some of the episodes are so fabricated in representing our profession. Hey, it’s TV and they need to draw an audience to make it sell. Take the good with the bad a maybe learn a few things. Do you think BRAVO though of this marketing idea or Josh? Humm… So, for now we will say Josh! Personally, I think it is hillarious!

Step 1: Prioritizing Your Needs

Start by establishing a list of features that you desire in a home and provide the reasons why. Use it as your basic search guide, but remember that depending on your financial situation, you will probably need to make some compromises. In addition, talk to your CENTURY 21 New Millennium real estate professional about where you want to live. Location is a critical part of any home purchase. Our real estate agents are trained to assist clients in narrowing down their choices by providing the latest market trends and local information like neighborhood statistics and community links.

Step 2: Determining How Much House You Can Afford

Once you know what you want in a home, you need to find out what you can afford. Use our mortgage – qualifying calculator to begin crunching the numbers.The next step is getting pre-approved for a mortgage. The pre-approval process will take into consideration your personal information such as income, debt and credit history. The information will be used to determine your maximum loan amount. Once you find a property, the remaining pieces of the loan application can be completed. By definition, a pre-approved buyer has an approved mortgage subject to an appraisal of the property. A buyer can often use this pre-approved status as leverage during the negotiation process.

Step 3: Searching for the Perfect Home

When you get a good idea of the community you’d like to live in and have your loan pre-approval papers in hand, you can begin searching for your dream home. It’s a great idea to start your house-hunting search online. It will save you time and assist you in pinpointing properties that meet your search criteria.The next step is to contact your local CENTURY 21 New Millennium real estate professional to arrange for visits at homes in your desired neighborhood and price range. When you start viewing properties, it’s a good idea to take notes as you walk through. When you visit too many homes, the unique features of each property will start to become a blur.

Step 4: Negotiating the Offer

Once you find the perfect home, you will need to make an offer to the seller. This is typically the most difficult part of the home-buying process because the involved parties have completely opposite goals. In general, the more you know about a seller’s motivation, the stronger negotiating position you have. For example, a seller who must relocate quickly due to a job transfer may be amenable to a lower price. Other so-called “motivated sellers” include people going through a divorce or who have already purchased another home.Remember that the listing price is what the seller would like to receive, but it is not necessarily what they will settle for. Before making an offer, check the recent sales prices of comparable homes in the neighborhood to see how the seller’s asking price stacks up.

Step 5: Inspecting and Insuring the Property

As soon as the seller accepts your written offer, the document becomes a legally binding contract. You will need to coordinate various home inspections, arrange for homeowner’s insurance, and finalize the mortgage.The purchase contract can be written to include a contingency for any repairs needed on the property or related items that the seller must take care of before closing. If these items are not dealt with, and you have such a clause in your contract, you can delay or possibly cancel the closing. If it’s not stated in the contract, you could face losing your deposit. There may also be costly legal implications stemming from backing out of a contract.An “inspection contingency” is always a good idea because it protects you as a buyer by allowing you to cancel closing on the deal if an inspector finds serious problems with the property. You will usually have the right to choose the inspector (and be responsible for paying for the inspections). You should consider inspections for structural soundness, insects, environmental hazards such as asbestos or radon gas, etc.Contingency clauses usually satisfy the concerns of both the buyer and the seller. Buyers also can protect themselves by inserting additional necessary contingencies. You can indicate which items like curtains and appliances are to remain with the house and then stipulate that you have the right to personally inspect the home 24 hours before closing to make sure all is in order.

Step 6: Closing on Your Home

Before the big closing day, you should make sure all the necessary paper work and deposits have been completed. If the mortgage, title work, homeowners insurance and other items necessary under local and state laws are not completed and brought to the closing table, the closing may not occur on time. Depending on what the contract indicates, this could result in further action including financial penalties and even the loss of your rights to the home.Once the property is officially yours, you may want to consider a few things before you move in. These items include arranging for an alarm system, turning on the electricity and phone, connecting to cable, cleaning or replacing the carpet, etc. This is also a good time to make some needed renovations such as interior painting.
